The economic crises is still being felt in 2009 real estate. Sydney house prices have the only median house prices above $450,000 according to REIA President, Mr Noel Dyett.

The Mortgage Choice/REIA Real Estate Market Facts has reported that the Australian weighted average median house price decreased from $459,795 in the June quarter 2008 to reach $447,659 in the September quarter - a decrease of 2.6% over the quarter, and an increase of 0.7% over the year.

"As prices fall around the country, only Sydney has a median house price above $450,000, as there were significant decreases in Melbourne and especially Canberra,"

Despite a decrease of 2.2% over the quarter Sydney still has the highest median house price at $529,000, while Hobart has the lowest median house price in Australia at $320,900.

The Australian weighted average other dwelling price decreased by 1.3% over the quarter to $352,774 - this is 0.2% below the median price recorded in September 2007.

"Melbourne has the highest median price in the country for other dwellings at $369,000 during the September quarter, Hobart has the lowest median price for other dwellings decreasing 5.8% over the quarter to $245,000," continued Mr Dyett.

House prices may have fallen during the September quarter, but tight vacancy rates and high demand for rental properties ensured that rents continued to rise is most capital cities. Darwin continues to have the highest median rent for three bedroom houses at $520 per week, while Sydney has the highest median rent for two bedroom other dwellings at $390 per week. Adelaide has the lowest median rents for both houses and other dwellings.

Kristy Sheppard, Senior Corporate Affairs Manager, Mortgage Choice, says "Although housing finance commitments have dropped consecutively for a number of months this year, we expect to see an improvement by mid 2009. With falling interest rates and relatively stable property prices the scene for Australian property buyers is looking brighter; we're seeing a 'buyer's market' that has some great opportunities."

"For those who are looking to purchase a home, the recently announced increase in the First Home Owners Grant, interest rate cuts and improvement in housing affordability will see the property market continue to improve gradually. However, for those who are in a financial position for purchase a home, with the assistance that is currently available, now is an opportune time to enter the housing market," concluded Mr Dyett.

Woodrow Weight OBE Award

Winner: John McGrath - McGrath Estate Agents

The Woodrow Weight OBE Award is a lifetime achievement award in recognition of outstanding contribution to the NSW real estate industry.

"It is an absolute privilege to be giving this award to a person who has made an exceptional contribution to the real estate industry in NSW," said REINSW President Steve Martin.

"John has worked extraordinarily hard, not only to improve his business but to raise the overall bar in real estate, particularly with regards to ethics and marketing."

John McGrath is now entering his 26th year in real estate having started as a letting clerk at age 19. He is the chief executive and founder of McGrath Estate Agents. John and his company have won many awards including the Prime Minister's Award for Excellence in Business Community Partnerships in the medium-business category for their philanthropic contribution to Father Chris Riley's Youth Off The Streets.

"Integrity and outstanding character is shown by John not only in his work but in his commitment to assisting people less fortunate than himself. I cannot think of a more deserving winner of this year's award," Mr Martin said.
